DeepSeek took the investing world by storm,
CRASHING the stock market on 27jan25 just before CNY
Well actually it turned out to be mainly the US semi-con and energy listed stocks.
They got whacked the most and today we'd discuss why. 🔥

But first, disclaimer : I'm not an AI expert, very few people are anyway and more importantly...
No one really knows what will exactly pan out in the years ahead.
The biggest lesson from Dotcom was that who emerges is really unknown,

Internet search? Alta vista & yahoo were big but today GOOGLE is what we use in 2025.
Actually its AI chats... so back to AI, ChatGPT and DeepSeek ✅

DeepSeek - it was claimed to be trained with a budget of $6m ONLY
And with supposed inferior chips.
Comparing that to Meta Llama? Apparently, Meta's budget was $640M!

So of course the western world is skeptical
"How could the budget be so low? Are they understating cost?"
"Are there sanctioned chips inside?"
"They stole from ChatGPT!"😱

Maybe the above are true. We don't know yet.
But these statements are likely made from national interest and "sour grapes"

What used to be a big tech race to AI supremacy between Microsoft, Google, Meta, Amazon
Is now turning into a Global Supremacy AI race with DeepSeek representing China.

Media told us US AI lead was unassailable 🤦🏻‍♂️
Media told us $ is the biggest barrier to entry in this AI race
because the most advanced chips are needed.
All this has now been challenged...

It is clear that DeepSeek did achieve things.
It introduced "multi-head latent attention" (MLA) that lowers memory usage to just 5-13% original needed.
It didn't follow the big tech playbook of MORE POWER is better!

In layman terms, it means it was trained on compressed data which requires less computing
This is the big fundamental shift.

Microsoft and ChatGPT needs to rethink... 🔥
is more computing power is going to be the only differentiator moving forward?
Are there profits really coming soon with all the CAPEX spending?
Because if AI cost is going to be lowered, every startup is going to have a chance at causing disruption.
And it is not just competition from US.
What about CHINA? Have they underestimated what's lurking there?

What are some more questions to think about
Q1) If more computing power is the ONLY differentiator in AI race...
Big tech needs to recalibrate its spending.
And if they do, NVIDIA and TSMC's growth rate is going to get hit in the next 2years
After all they are part of the value chain selling the best semi con chips

Big tech firms are after all NVIDIA's biggest customers.
Their spending into Constellation energy, Vistra energy and everything in the energy space
may also hit a near term plateau.

In the stock valuation world, growth rate getting hit is bad news for share price near term 😱
There could be future legs up and we never know how the wind blows again.
But from the charts, Nvidia's stock price has already plateaued in the last 6 months.
Microsoft's too.

Q2) BIG Tech, Data centres and AI solutions - do they benefit?
With AI building priorities potentially changing (because chips may not be the only factor),
cost may come down which makes AI services more widely adopted.

Do remember that in the internet age, CISCO made the initial money as the hardware provider
But it was Microsoft, Amazon and Google that made the most money as layers on it.

What about S-Reit Data centres?
Prices came down yes and opefully it recovers sooner than later 🙂
Data centres serve Ecommerce and cloud computing needs
I view the long term prospects still looking bright. Nothing has changed with China AI

Representing china's second solution to the world that is better than ChatGPTs.
Who else is next? Hello Tencent? Hello Baidu?

[Hard Truths about GROWTH and INVESTING that Josh Tan Learned in 2024 😲]

Here's what 2024 taught me:

1️⃣ GROWTH: Self beliefs limit your growth
Back in 2022/23, I used to do everything my way. It was faster to do so.
But I was stuck on a lonely rat wheel of work
Lonely because there was no one else who I could talk to for ideas
Stuck because I was the bottle-neck for all the business processes.

Yes I was doing well already
Yes I can go for a month long holiday anytime
But if I stop, everything stops. No business continuity...

If I am serious about making a bigger impact in Singapore at least,
I need to do things in a smarter way.

Old way:
❌ Doing everything fast and my way
❌ Not getting expert help but doing it myself to save cost
❌ Not knowing how to build systems and team workflows

Game changer:
☑️ Training up capable help
☑️ Asking for advice
☑️ Listening to more opinions
☑️ Building projects as a team

2️⃣ INVESTING : Learning again has made me richer.

Hadn't had the chance to share with you my lessons on valuing tech companies.
At the start of the year, I picked up a new book on investment valuations.
It taught me how to understand the new world of tech's R&D expenses,
which lowers their immediate profitability

This R&D actually creates future growth
and should be amortised differently from traditional accounting
"which is everything as cost in first year"
Some of the old valuation models I learned in accounting had to be modified.

The next step I did? Taking action to apply some of what I learnt so that the learning continues
I took action with a small position in XERO
I've heard about it from my accountant.

XERO is listed on ASX (never bought an Australian stock before)
The position is small and I kept it as a reminder that I need to keep learning too

In the earlier part of 2024 also, there were questions about NVIDIA and AI,
I brushed them off as potentially a bubble.

But it soon dawned on me that I made that judgement too hastily
Maybe it was because I had been burnt in previous bubbles before.
The value investor in me spoke too quickly.

If I had let that be the end of the learning,
I would have missed out on my biggest gain of the year - PLTR
Without it, my total portfolio gains for the year would have been meagre.

In life there will always be hits and misses.
Hopefully each year, we take positive steps towards the destination of retirement and
cheers to a great 2025 ahead. 😊

Keppel to divest Genting Lane data centres to KDC REIT for $1.38 bil. The proposed acquisition by KDC REIT is expected to be accretive to its distribution per unit (DPU) by 8.1%. It will also expand the REIT’s assets under management (AUM) by 36% to $5.2 billion

Following the divestment, Keppel DC REIT will assume full ownership of the two data centers. However, Keppel will retain operational and facility management responsibilities for both. Keppel’s estimated share of the total gross divestment price is approximately S$280 million. The transaction is projected to be finalized by the end of 2025.

Outgoing DBS CEO sells $12.6 million worth of shares
Investors who have chased shares of DBS Group Holdings to a new record over the last couple of trading days, might have, in a way, bought from outgoing CEO Piyush Gupta.

On Nov 7, he sold 100,000 shares at an average of $41.7513. The following day, he sold another 200,000 shares at $42.2023 apiece.
The transactions on these two days has let Gupta pocket a total of more than $12.6 million.
Gupta, who will hand over the helm to deputy CEO Tan Su Shan next April, is for now left with just over 1.99 million shares

SIA’s 1HFY2024/2025 earnings down 48.5% y-o-y to $742 mil, maintains interim dividend of 10 cents per share
Singapore Airlines (SIA) has posted earnings of $742 million for the 1HFY2024/2025 ended September, 48.5% lower y-o-y due to weaker operating performance.
Other contributing factors include lower net interest income and a loss on disposal of aircraft, spares and space engines, versus a gain last year.
Net fuel cost reached $2.73 billion due to the higher volume uplifted and lower fuel hedging gain, slightly offset by a 0.4% fall in fuel prices.
SIA is declaring an interim dividend of 10 cents per share for the half year ended September 30, payable on December 11 to shareholders as of November 27.
Shares in SIA closed 4 cents lower or 0.6% down on Nov 8 to $6.45.

Mapletree Pan Asia Commercial Trust - Another BAD quarter... 🤷‍♂️

Q/Q comparison, nevermind comparing against FY23/24 where interest was lower,
DPU dropped to 1.98c now vs previous quarter 2.09c

Reason for it? Overseas property continued to do badly.
China offices lower (not that bad actually), HK Festival walk lower (slightly only and apparently sales is picking up), MBC lower and lastly Japan properties also lower.
In fact, MPACT did a revaluation of Japan portfolio which is 17% devaluation! What?
MCT shareholders are hating the merger with MNACT with each quarter it seems... 🤦🏻‍♂️

Vivocity continues to shine ✅ But its hard to pull the team up when you are the only one working right...

Is the slide in DPU over for MPACT? Let's look in
1) Revenue is still sliding across all segments ex-vivo
Unlike some reits who are growing revenues like FCT, MPACT has a revenue problem.
This is in addition to FOREX problem.

2) Borrowing cost continues to climb 💥
I didn't like the big jump last quarter on borrowing cost (because that was unexpected to me)
and for this quarter even with Mapletree Anson sold, borrowing cost still climbed. Now at 3.56%!

From the loan books, 5% remains for refinancing this year and 15% next year. Expect loan cost to still inch up. As such, I don't think the odds of DPU recovery next quarter is slim.
I am still a shareholder and I'd be choosing to look elsewhere first until revenue at least starts to climb back up.

Mapletree Logistics Trust MLT - slide in DPU (again)... 😣

Q/Q comparison, DPU dropped to 2.027c. A 2% drop from previous quarter.
Do note that DPU in FY23/24 were 2.2c+ per quarter

Is the slide in DPU over for MLT? Let's look into some of the results
1) NPI climbed on paper full quarter contribution ✅
Mainly due to acquisitions in Malaysia and Vietnam completed in 1Q FY24/25. These were grade A warehouses – one in Malaysia, and two in Vietnam with total price tag $234M. This would explain also the increase in leverage ratio to 40.2%

Having said that, they also recently announced divestment of some malaysian assets. I'm not too sure if the recycling of assets are strategic or not.

2) Borrowing cost continues to climb 💥
From what is mentioned "higher net translated loans due to stronger JPY against SGD"
JPY has actually weakened in the last few weeks to JPYSGD @115, there is a possibility this borrowing has peaked.

Only 2% of loans are refinancing in FY24/25. 13% will be in 25/26 which looks an ok timing.

3) Rental reversion in SG looks awesome BUT terrible in China ❌
44% of the leases expiring in 2Q FY24/25 are from China and that sector saw a -12.2%.
6.8% of leases expiring in FY24/25 are from China and likely doing to drag numbers for foreseeable future.

Judging from managements direction to divest china, I think the worst may not be over unfortunately 🙅🏻‍♂️ .

REITS going to continue roaring? 💥

Institutional investors – who were net sellers of S-Reits in the first two quarters of 2024 – became net buyers in Q3, with some S$147.6 million of net inflows to the sector. Mapletree Pan Asia Commercial Trust saw the highest amount of net institutional buying during the quarter, with some S$92.4 million of net inflows.

The picture was reversed for retail investors, who had been net buyers during the first half of 2024. They capitalised on the recent market upswing, and net sold some S$128.1 million of S-Reits between July and September. Suntec Reit was the Reit with the highest net selling by retail investors, with S$82.1 million in net outflows.

Retail investors remain overall net buyers of S-Reits for the year to Sep 30, with some S$853.1 million of net inflows.

With central banks moving towards a rate-cut cycle, market expectations are for better days for the S-Reit sector.
